Project Director (High-rise) Job in Serbia at Black & Grey HR

Black & Grey HR is recruiting for a multinational top tier construction company headquartered in Dubai, UAE with global presence. Our client has experience working on landmark high-rise & multi-facet projects across the Middle East and is looking for an experienced, strategically-minded and process & results-driven Project Director to expand their business and deliver on major projects in Belgrade, Serbia. They are growing rapidly and adding headcount to help them to win, run and deliver on some of the large high-rise & multi-facet projects for blue chip clients across the region.

Responsibilities:

Reporting directly to the CEO, participate in identify viable projects and lead the projects preparation / implementation as well as to support the Board of Directors in making decisions.

Consultation with staff to develop project concepts and specifications

Lead the local approvals process including assembling required documents, and consultation with officials and stakeholders

Technical:

Developing capital budgets

Developing schedules with critical path milestones

Tendering all contracts for professional services

Managing contracts and acting as lead contact for all professional services and the construction team including chairing regular project meetings

Manage payments and the claims process during construction and reconcile budgets at end of construction

Monitor expenses against the budget

Review all contract changes and coordinate change control process – maintain records of all changes and required approvals

Regular reporting to the Board of Directors on project progress

Monitor and assist the design teams in addressing deficiencies following substantial performance

Oversee completion of maintenance procedure instruction, systems demonstration and proper delivery of Operating Manuals

Undertake post-completion reviews and verify close out documentation and coordinate the one year warranty review

Maintaining all records for the project

Develop strategies for leveraging assets to develop new projects

Make recommendations to the Board of Directors on new actions, goals and targets related to the development of new projects

Make recommendations to the Board of Directors with respect to financing, debt and financial sustainability of projects

Develop and manage timeliness for various activities to ensure strategic plans and critical development processes are carried out in a timely manner

Seek and develop viable partnerships to leverage and creating new business prospects

Prepare regular reports on progress, budgets, and expenditures related to the management of property development activities

Mentor, supervise and develop junior staff

Perform other related duties as required

RequirementsMinimum 10 – 15 years Project Management Experience in High Rise / Multi-facet Projects

Knowledge & experience working with a main contractor on projects valuing 500M+

Knowledge & experience implementing best practices in construction 

Computer skills including basic knowledge of e-mail, internet, word processing and spreadsheet software

Ability to analyze various property development opportunities, including financial analysis

Ability to develop feasible plans and successfully implement the plans

Ready to work in Belgrade, Serbia and report to head office in Dubai, UAE
