Summary:
This position will support operations by maintaining, troubleshooting, repairing, and optimizing all control equipment. Technician should create value for the HVAC O&M department stationed at PIF-Tower by performing maintenance activity leading to increased uptime and reliability. Job Profile:
• Should be fluent in written and spoken English and have ability to communicate with staff, stakeholders and customers in oral and written English.
• Working knowledge in MS Office and CMMS system.
• Good knowledge in safe systems of work (mechanical isolation, electrical isolation).
• Ability to confirm to all general and technical safety requirements always to ensure the health, safety & welfare of self and others at work.
• Able to prepare PM calendar and work planning requirements.
• Calibrate, troubleshoot, repair, and replace process instruments as a part of the plant’s maintenance program.
• Maintain process instruments including PI, TI, Flow meters, Pressure and Temp Transmitters, Actuators, Level transmitters, temperature indicators, controllers or detectors, and other recording, indicating or controlling instruments to locate defective components in system, using test equipment, such as pressure gauges, pulse and signal generators, and ammeters, voltmeters, and watt meters etc.
• Trace out and tests electronic solid state and vacuum tube circuitry and components to locate defective parts in analog and digital, protection, or monitoring systems, using test equipment, schematics, and maintenance manuals.
• Reassembles instruments and replaces instruments in system, using hand tools.
• Lubricates instruments and replaces defective wiring and tubing.
• Records calibrations made, parts and components used, and inventory of parts on hand.
• Prepares schematic drawings, sketches, and reports to reflect changes or alterations made in instruments, circuits, and systems.
• Analyses of plant operating data from BMS and SCADA.
• Independent working nature with initiative towards improvement of plant, department, and company.
• Identify requirement of spare parts & Consumable.
• Responsible for proper care/cleaning of tools, parts, materials and work area.
• Maintaining inventory of tool, spare parts, consumables assigned to mechanical dept.
• Previous experience in configuration & maintenance of any BMS system Such as JCI Metasys, DesigoCC, Honeywell EBI, Niagra, TAC Vista, etc.
• Programs BMS controls and sequences of operations, monitor, troubleshoots, and refines the BMS to meet the equipment specifications.
• Modifies equipment and programming graphics as needed and schedules HVAC equipment to meet comfort demands.
• Installed and configures application specific controllers.
• Installs and modifies alarms, trend configurations, and performs a high-level data analytics and alarm report function.
• Interprets control drawings, plans and specifications to test, program and troubleshoot the BMS.
• Performs preventative maintenance, site surveys, replacement, and modifications as needed and maintains a stock of DDC inventory and documents all related to the BMS and HVAC activities.
• Maintains recovery plan and preparedness in the event of system outage.
• Manage information security compliance program as it relates to the BMS.
• Coordinates and provides leadership for all phases of various facilities-related projects performed by coworkers and outside contractors.
